Conveyancing Fees: Get a Fixed Fee Quotation. Always!
- AuthorPaul Hajek
How important is it to have a fixed fee from your conveyancing solicitors when moving home?
Chapter 10 from our home buying and selling guide "Don't even think about buying or selling your home until you've read this book -it will save you time & could save you thousands" deals with what type of surveys are available and a cautionary tale to boot.
We have used all our experience as top notch, quality solicitors in Chipping Sodbury, Bristol to bring to you a definitive guide to buying and selling your home.
Over the next month post or so we will post a Chapter from the book every other day.
But, if you can't bear the suspense, follow the link at the end of this post and receive a complimentary copy. When you are working out your budget for your home move, it is extremely important for buyers and sellers to be reassured there will be no cost overruns.
That is why you need a fixed fee quotation from your Conveyancing Solicitor.
And how do I know? My law firm Clutton Cox has been asking such questions to all our clients for almost 20 years.
In all our years of experience in Conveyancing, we have found that reassurance that there will be no nasty bill shocks at the end of a Conveyancing transaction, is the one benefit most valued by clients of Clutton Cox.
Conveyancing Fees Research
The Ministry of Justice conducted research in 2010 into Conveyancing fees. It may be a surprise that 3 out of 10 people were willing to accept a Conveyancing Estimate. There really is no need, when there are so many Conveyancing firms who offer a fixed fee.
On Line Conveyancing Calculator:
Some Conveyancing solicitors give you the convenience of obtaining a quote directly from their website, others will do so over the phone and/or in person.

Complexity of Conveyancing
Your Conveyancing solicitor will not know at the outset how long or how complicated your Conveyancing transaction may be.
Therefore, it is helpful to know all fee and potential fee information and to ensure this information is supplied to the client right at the start of the transaction. We have a menu of fixed fees for every conceivable event and clients only pay where such events occur.
Different firms of Conveyancing Solicitors supply such information in different ways. At Clutton Cox we provide details of any potential fees in a separate leaflet called "Making It Clear".
The latest version is always available to view on our website. By so doing, the real fear or stress caused by additional legal fees is removed.
We have found that our clients are sophisticated enough to understand that the fixed fee covers a standard conveyancing transaction.
Where Conveyancing differs from, say booking a flight, is that there are matters such as defects in a conveyancing title to a property or the non existence of rights, which may not become apparent until a few weeks into the transaction.
Our pledge is simple: if it is not in our "Making It Clear" you won't pay for it! Guaranteed. And if something happens which is not covered by our menu of prices, then you still don’t pay anything.
No Legal Fees Ambush: No Complaints
Most complaints against other solicitor firms seem to involve ambiguity over fees.
With a fixed fee guarantee with no hidden extras, my firm has ensured we have never had to deal with clients’ complaints at increased legal fees for conveyancing when they come to pay the bill – the so called “Fee Ambush”
So if you want peace of mind when moving home, that there will be no nasty fee surprises, rely on a fixed fee from your Conveyancing solicitors.
